Dear Baywood Homes,
I am
writing to express my gratitude and to enlighten you of
the positive experience that we had at the Décor Centre
on Friday, March 8, 2008.
Momentarily after arriving at the Décor Centre, my
husband and I were greeted by the warm smile of Ms.
Gianna Iafrate. We were extremely impressed with Ms.
Iafrate’s professionalism, organization and by the fact
that she valued our time and evidently prepared for our
meeting. For example, the upgrades that we selected on
our last visit were accurately and neatly arranged by
room on the counter such that we could immediately get
started. We felt that Ms. Iafrate worked with us in a
supporting, yet not overbearing manner to help us
re-select items that were similar to those we had
previously selected. We feel that she demonstrated a
thorough knowledge of the new product and were happy and
thankful that she was able to suggest items that would
accent our floor and countertops. Thanks to Ms.
Iafrate’s assistance, we were able to select upgrades
that we believe to be better quality than those we
previously selected, at par.
We would like to express our sincere appreciation to Ms.
Iafrate who made an experience that we were dreading,
very enjoyable. We believe that her positive attitude
and thorough approach to detail is what immediately “won
us over”. We feel that Ms. Iafrate exemplifies excellent
customer service and that she is responsible for making

Dear Baywood Homes,
I am
writing to you in hopes that you will pass this on to
the appropriate people. I would like to comment on Rick
and Jose’s work ethic. Usually people are quick to write
letters with negative comments, but I am writing with
nothing but positive comments regarding Rick and Jose.
They are very dedicated workers and show great integrity
and tact when dealing with customers. I have had the
good fortune of having nothing but a positive experience
with the two of them. If they were not able to finish a
job they would explain why and when it would be done.
Jose is very detailed and takes his time to make sure
that the job is done right the first time and I am very
impressed with that. I would also like to comment on
Rick’s customer service skills which are fantastic. He
took the time to understand my concerns and did the best
to answer them and if he was not sure would call and
find out. The two of them are a great asset to Baywood

Kenya has always been willing to either assist me

Dear Baywood Homes,
I just
wanted to take this time to say thanks to Darryl and his
staff for the great job they have done on our new house.
You often hear of all the problems and difficulties
people have when they move into new homes. This is not
the case with us, or other Baywood home owners I know.
November was a very busy month for all the workers,
especially the 30th, when there were 10 closings. Our
closing date was November 29th, and on the 30th we had
Rogers Cable and Bell Canada installing services. We had
a minor issue with Rogers cable, and with the Rogers
tech waiting, I explained the situation to Darryl.
Despite how busy they were, he had someone at my house
within minutes to resolve the issue.
On December 4th, Darryl had a crew come in and complete
a few minor repairs we had mentioned. A rep. from
Baywood was here in the morning and I went through the
entire house with him. Shortly after Hunter, the repair
man was here. I have never met construction workers as
polite and thorough as those two. They found and
repaired things that I didn’t point out, and would have
never found, and the repairs were excellent.
We have been in the house now for two weeks and love it!
The service here at Baywood is unbelievable! We plan on
up grading our house in a few years, and would only buy
a house from one of Darryl’s sites at Baywood!
Thanks for a great house and for making our first home
buying experience a great one!!!

Dear Baywood Homes,
I wanted
to take a few moments to commend Baywood for the
excellent service we have received in the purchase of
Hamptons Lot 270 over the past two months. From the
beginning, Sherry in the sales office was excellent to
work with, and I was very pleased to see that this same
service continued when we came to the Studio to make our
upgrade choices.
We worked with Shirley Loureiro, who went out of her
way, time and again, to help us create the home of our
dreams. Shirley and the Baywood team were wonderful at
ensuring that a promise given was a promise kept, and we
have hugely appredciated this honesty and commitment to
service.

Dear Baywood Homes,
I would
like to tell you about the exceptional service Kim
Matthews (Wasaga Beach Area) has provided to us. When
she arrived in February 2007 she quickly met with me to
find out what repairs were left to be completed from the
30 day request form. She made sure that all repairs were
done in a timely fashion and with quality workmanship.
For example, our basement carpet had to be fixed because
one of the major seams was fraying and it was in a
noticeable spot, in front of the basement stairs. Based
on the carpet company's assessment, that particular
section of carpet had to be replaced. Kim was on site at
our home to oversee the replacement and noticed that the
colour of the carpet did not exactly match so she
requested that the entire carpet be replaced. Another
example is our sliding closet door had a scratch on it
and the respective company touched it up with paint. I
noticed it and before I had a chance to tell Kim, she
had asked that particular company to replace it. What
initiative!
Since then I have informed her of other repairs and she
handled them in the same efficient manner. She always
takes the time to follow up with me with a status
report.
I want you to know that she is very customer focused and
you hired a gem.

Dear Baywood Homes,
I just
wanted to personally thank you for the amazing job you
did on our brand new home. As first time buyers, we were
very nervous and extremely excited about this purchase
and I have to say that you all made it a very fun and
exciting time in our lives.
Our sales centre experience was amazing. This was the
1st sales office that we went into and we felt very
comfortable. Both Pete and Noreen were very
knowledgeable and extremely helpful in helping us find a
house to turn into a home. They both listened and really
helped us to get the best deal. The 1st house we walked
into felt like home….this showed that they truly
listened to what we were looking for and provided us
with the best solution for us. Not only did they help us
pick the perfect home, but they worked side by side with
us along the way to ensure that everything was looked
after and that we got exactly what we wanted. They are
an amazing team.
Jennifer at the design centre was a gem. Without her,
our house would be a mess with lots of colors
everywhere. Jennifer worked with us to find exactly what
we wanted. She helped continue to make our house a home.
She had great suggestions and her expertise went along
way. I truly thank her for all the comments we will
receive when people walk into our beautiful new home.
I would also like to truly thank both Tony and Rob for
all their help and great support. They were amazing and
went beyond the call of duty to ensure that we had
everything we could have ever imagined. It was such a
pleasure to work with them and their team. I so
appreciated all the hard work they put into making our
house a beautiful home. From the day we signed the
papers to the day we moved in, they were there every
step of the way to make sure everything was up to my
standards (and they were high). Even the day we moved
in, they were still at our door trying to finish up last
minute things so that our house would be ready to go. I
felt like we were the only house on the block that day
and everyone was looking after us to ensure we were
happy. I thank Tony, Rob and their team for making us
feel special the whole way through. Amazing in the only
word to truly describe what you’ve done for us. Thank
you!
I wanted to let you all know how wonderful this
experience was for us. I felt like everyone on your team
looked after us as if we were the only ones in your
neighbourhood. I so appreciate the time and effort you
put into our beautiful house……it has finally become a
home and I truly believe it’s because of the way you
looked after us.

I don't
think that this is the first email I've sent you but I
am sure I will have the pleasure of writing again in the
future.
My name is Frank. My wife Colleen and I are buying a
house in the Ravines of Greenhill in Oshawa. You are
building our EnergyStar dream bungalow.
You have a Customer Care policy that includes the words
"exceeding customer's expectations every step of the
way".
From our initial contact with Noreen Milo, through our
friendly visits with Jennifer in the design studio - you
exceeded our expectations.
I'm writing today so that you can take special note of
the treatment we have received from the site manager
Tony Astolofi. We never had an opportunity to review the
finished floor plans before Jennifer went on maternity
leave. We also knew that our purchase agreement said
that dimensions were approximate. When Tony saw the
plans for the first time he allowed us to note some room
dimensions so we could return to our temporary home in
Bancroft and dream about the size of the kitchen, bath
etc. This allowed us many hours of fun trying to imagine
what the final house would look like.
Tony, because of his skill sets, not only was easy and
friendly to deal with but we like him too! He suggested
some slight modifications (that did not cost Baywood any
money) but that will make our home even nicer. For
example he suggested moving a small, non-supporting
column so that it lined up with our counter. There were
some other questions we had and once again "he exceeded
our expectations".
We have not dealt with Linda the Customer Site contact,
other than to ask for Tony, because our house isn't
finished. We found her very busy but willing to take the
time to return our calls. We look forward to dealing
with her at the possession phase and beyond (but don't
expect our needs to be very great based on our
experiences to date).
Please pass our thanks to everyone at Baywood so that
your staff can reflect on the special role they are
playing in peoples lives.

Dear Baywood Homes,
I want to
let you know that the Service Staff at the Greenhill site have been
wonderful !! Our Front Door Unit had to be replaced as the door would
not close properly and one of the side lights was in crooked. Tony came
down and supervised the whole operation and also helped by holding the
frame in place!! Rob directed Steve and others to make sure the whole
thing was level. Rob also replaced the front door lock. This whole
process took several hours and during that time period Tony was pleasant
with his staff, and put us at ease by being there. Rob, Steve and the
other fellows (sorry guys didn't know your names) were friendly and
courteous the whole time. Rob always leaves the job site clean and his
manner is always professional!!
All that
is left on our 30 day list is some work on the front of the house and
I'm sure that will be finished to our satisfaction soon. Heather has
been excellent! She always returns calls and her friendly manner makes
you feel as if you are part of the "Baywood Family." She works very
hard to please her Baywood Customers and I feel she probably gets a lot
of hassles from us the "Baywood Homeowners." We think Heather is a
excellent Customer Care Coordinator.
We love
our home and have shown people through when they are looking at homes in
the subdivision and are proud to do so!

Homes,
In Jan. 2005 we decided to look for a new home; after
checking out several areas we decided on Wasaga Beach. The Internet proved
useful in researching builders and sites in the area; we liked the Baywood
designs and floor plans and decided to make a visit to Ann Arbor Estates.
Entering the model home we were greeted by Marijka and
Gloria. Two very approachable, sales professionals. They answered our many
questions and on Feb. 19, 2005, after two visits, we purchased a Sycamore
model. Marijka and Gloria remembered our names, the model we purchased and
the lot number from that time. Over the past ten months we have visited the
model home at least once a week and were always made to feel welcome
and that we were no bother. Marijka continued this practice even when she
was on her own and at times extremely busy.
In July, we rented a home in Wasaga and made regular
visits to the site to watch the progression of our new home. This gave us
the opportunity to meet another member of your team; your site supervisor
Luciano. Luciano listened to our concerns and questions with patience and
understanding. We always left feeling we were getting a quality build
home. Several trades people in Ann Arbor have told us in the last few
months, it is because of their respect for Luciano and Richard and the way
these two gentlemen treat them, that they want to do their best work on this
job site. I think this speaks very highly of both these men and the quality
of the people you have working for you in this area.
Our home closed on Dec. 2,2005 and although we made
numerous changes and upgrades to our home, every change and choice was done
the way we had requested.
Since closing our deficiencies have been handled
quickly and efficiently by Luciano, Richard and Bernie, your new Mr. Fix It
for Ann Arbor.
We purchased our home in Ann Arbor because of Marijka
and Gloria and we would purchase another home from Baywood because of
Luciano and his team.
Congratulations and Thank You for hiring such great
employees (Baywood Ambassadors) as Marijka, Gloria, Luciano, Richard and
Bernie. They have made our new home purchase a very pleasant experience.

Recently we just
completed our purchase of The King's Peak in your most recent Oshawa
phase off of Wilson Road North in Oshawa. From the very start of
the process, Shannon Leblanc has been amazing in her dealings with
us, and has always been able to provide us with any information that
we have requested. Whether it be quotes on upgrades, lot
information, financial guidance, or details on our home selected,
she has been a real pleasure to deal with at all times. My lawyer
was even impressed with her as she said that normally she has a hard
time communicating with some builders, but Shannon always provided
her with whatever was needed, including copies of any forms
requested.
I have contacted
Shannon numerous times by phone and email, and she always responded
promptly to my requests and provided thorough information each
time. Shannon has always been extremely friendly to us, regardless
of the fact that we have already changed our lot and style of
house. Some might have found us annoying or indecisive but she
never displayed that type of attitude towards us and always remained
calm and supported any decision we made.
In today's day and
age, often we only hear about the negative issues that effect us,
and being in management myself, I can surely attest to that.
However, I am also a firm believer in recognizing a job well done,
and Shannon has been outstanding each and every step of the way and
has made our home buying experience a memorable one. For this

I have just purchased a home
in Marlwood Estates. My sister, who also lives in the development, also lives in
the development, moved in last year.
I had the daunting task of
going to the Décor Centre yesterday and I must say, instead of it being a
harrowing experience, I found it very satisfying. The entire credit goes to
Jennifer Bastone, who made my visit relaxing and helpful. I don’t know what I
would have done without her help, she was truly amazing. After talking to me for
awhile, she seemed to know instantly what I was looking for and presented me
with great choices for my home.
When employees go above and
beyond the call of duty, I believe in letting their employers know what a great
job they have done. I am sure you hear enough complaints from people. I thought
it would be nice to credit somebody who did a spectacular job.

such a manner as to keep my home looking good and in good working order for years to come. So when the Customer Service Manager found out I had never lived in a house before, he went above and beyond the call of duty in taking time out of his day to

Since taking over the job on July 19, he has been a great help to both of us. As a shift worker, I see that he is here from 6:30 am to 7:00 or 7:30 pm. most days, and is also here Saturday, Sunday, and some
holidays.
As busy as he is, he is always willing to take the time to answer any of my questions or concerns.
And as the home building business booms and we realize that there will be some delays, Tom's honest answers and genuine care for our concerns have made them easier to ride.

I had the pleasure a few weeks ago of closing on one of your Perth homes on Silverbirch Estates. Whilst like most of Canada there are people of many different national origins
living at Silverbirch, there are probably not many if any other owners who have actually purchased whilst living in a foreign country.
I thought it might be of interest to explain how it all came about and to express my most sincere appreciation and admiration for all the support and assistance which have been most generously provided along the way by the
Sales Agent, Baywood's sales staff at Silverbirch, indeed without their help and encouragement it would have been considerably more difficult and certainly a very much less pleasant and more tiring experience.
Originally my wife and I were on holiday in Canada just driving around enjoying the scenery when completely by chance we were passing by one of Baywood's earlier estates (Sunnyside) when
I suggested to my wife that it would be interesting to take a look at what new houses looked like in Canada.
It was at this stage when we met the Sales Agent who took considerable time in showing various models both finished and under construction and who very patiently answered innumerable questions, many of which had answers
which were no doubt pretty obvious to a Canadian but which were more of a mystery to us.
We were very impressed by the way we were treated and very much liked the houses with the result that when we returned to Europe we started to think really seriously about buying a house in Canada to spend part of our
retirement.
During the following year when making business visits to Canada, I started to look seriously at real estate magazines and looked at a number of developments in different parts of Ontario, but within the limits of the type
and size of house we wanted and the amount of money likely to be available for the purchase we came to the conclusion that overall Baywood really did offer the best value for money. In addition, we were attracted to
Wasaga Beach by its relatively reasonable pricing compared to the Toronto area, coupled with it being only an hour or so away from Toronto by car. It was also a big plus that Wasaga Beach offers a good bus service to Toronto with some services running
directly from the airport.
It was after getting in touch with Baywood that we found that the Sales Agent was now working at Silverbirch (Sunnyside having been sold out) and we initially looked at the Silverbirch
models on the Baywood website whilst discussing the various options and possibilities by e-mail.
It may sound a little odd to think of buying a house on the internet, but overall it worked really well for us and enabled us to get our ideas and budget pretty well organized before I came over to the Beach for serious
discussion. I had actually sent the Sales Agent a deposit in advance based upon our e-mail discussions, and then arranged to fly over to put the paperwork in place. What happened at this point really deserves special mention, I had arranged a date with
the Sales Agent for our meeting by e-mail and had duly booked a flight. What neither the Sales Agent nor I had realized was that the date we had set was Corvette weekend in the Beach and no rooms of any kind were available anywhere near the Beach. Since
the health reasons I dont drive, so the Sales Agent very kindly picked me up at the airport and with great generosity invited me into their home to stay during my visit. Anyway, after looking at all the models I changed what had been my first
choice and with help from the Agent was able to get all the colours chosen and the contract signed before I flew home. It was only possible to get everything done so quickly by having the Sales Agent's help to do everything, from finding a lawyer to
providing transport and of course wining and dining me at home in a convivial and relaxed atmosphere which greatly eased what would otherwise have been a most stressful week.
A word of thanks is also due to Baywood's building personnel, the Site Supervisor in particular for their help in working out how the many floorplan changes I wanted could be
accommodated and what the effects would be.
Having signed the contract, it proved possible to deal with everything up to the moment of closing to be dealt with by e-mail and everything worked out really well. It is I hope quite clear that the help and support
received from the Sales Agent was from start to finish well above and beyond the call of duty, and I cannot find an adequate means of expressing my admiration and gratitude. However, it is only fair to say that the help and support did not finish
following closing, and with the help of generous numbers of e-mail messages I have been able to deal with the help of the Sales Agent with a considerable number of practical issues which would otherwise have had to wait until I could move in later in the
year.
Chris tells me that I am his first e-mail sale, I am sure I will not be the last but I am sure that I have been as much work as three normal customers.
My thanks to Baywood for having built me a very nice house and my thanks to the Sales Agent for having made this certainly the most pleasant house purchase I have ever made
