Site adjacent to golf course targets         empty-nesters
 


Baywood Homes' new condominium community in Wasaga Beach promises residents a carefree lifestyle and proximity to year-round amenities, features that should be particularly attractive to empty-nesters.

"[Purchasers] rave about the easy living that Marlwood offers," says Baywood's sales and marketing director, Natascha Pieper. "It's very low-maintenance, which means owners have more time to enjoy the things they really love."

The development, which will include 72 units in a trio of three-storey buildings, is named after its scenic backdrop, the Marlwood Golf and Country Club. Among other things, the site will include storm water-management ponds between the buildings and fairways.

There will be clear views in nearly every direction, over the ponds and the 18-hole golf course. "Owners don't have to worry about a new development springing up in their backyard," Ms. Pieper notes.

Buyers will be given a one-year membership in either the Marlwood club or the nearby Baywood Golf and Country Club. Other outdoor activities residents can take advantage of include hiking, cross-country skiing, as well as fishing and canoeing on the Nottawasaga River.

Wasaga Beach, which is about a two-hour drive north of Toronto, is a popular getaway, with its 14 kilometres of sandy beach, one of the largest stretches of freshwater beach in the world. A community centre, restaurants and shops are a short distance away from the site, as are large retailers, such as Zehrs. Buyers can start moving in by March, when the Marlwood buildings — with cottage-inspired exteriors of vinyl and stone — will be completed. Twenty units have sold so far; there is still a wide selection of one- to three-bedroom suites in each building.

The suites have "thoughtful layouts with bright, airy kitchens, spacious balconies that extend your living space, and generously sized living and entertaining areas that are perfect for hosting family and friends," Ms. Pieper says. Kitchens will feature islands and peninsulas with breakfast bars, while balconies and terraces will have electrical outlets and gas lines for barbecuing.

In some plans, master suites will include walk-in closets and private bathrooms with soaker tubs and shower stalls. Ceramic tiles in the kitchens and bathrooms, as well as broadloom, are among the features.

Each unit will come with five appliances, including laundry machines, as well as a parking spot. The monthly maintenance fee will be 24 cents a square foot; gas and hydro will be individually metered.
